Job summary

You shall be responsible for management and day to day running of all elements of the reactive and planned maintenance for all mechanical equipment on the contract. This shall include but not limited to the water systems, waste systems, heating systems, coolings systems, air condition, ventilation, gas systems and building management systems.

The position involves the line management of mechanical technicians on the contract. This shall include but shall not be limited to the management of the technician’s time, workload, performance, punctuality, personal development and training.

Skills Required:

Minimum Fetac Level 6, QQI, City and Guilds or equivalent trade qualification
Minimum 10 years’ experience working with mechanical systems in an installation or maintenance capacity
Fully competent in the use of computers with the ability to create and use spreadsheets
Professional imagine and demeanor
Working knowledge of electrical and building fabric systems
Familiarity with Maximo computer based facilities management package an advantage
Experience leading a team will be considered a distinct advantage

Main Duties

The management of the on site team of mechanical technicians

The delivery of all planned maintenance of mechanical equipment in line with the contract requirements

The identification and allocation of self perform maintenance tasks to mechanical technicians on the contract through the CMMS system

The management of third party maintenance contracts through the CMMS system including regular contract reviews
The implementation of reactive maintenance as required through the on site team of mechanical technicians
The monitoring of the Client’s on-line ticketing system and the allocation of work orders to the technical team in order to resolve the ticket

Devise preventative measures to avoid equipment breakdown and maintain business continuity

The establishment and management of the annual mechanical maintenance budget

Creation and maintenance of asset lists and historic records

The research and development of costed proposals to improve the performance of the mechanical systems

The reviewing of third party risk assessments and methods statements and the awarding of permits through the on line permitting system

Management of on site minor works projects

Attendances where require to assist project teams on large scale refurbishments, fit outs or new builds associated with contract

Attendance at client meetings when required by the Contract Manager

Attendance at meetings as required by the Contract Manager
